No. We do not require annual contracts. We simply ask for a 30-day written notice if you decide to discontinue services.

All guest payments are deposited directly into your host account. Our management fee is collected when owner payouts are released.

To maintain consistent quality and guest satisfaction, we no longer allow local homeowners to use their own cleaning providers. We work exclusively with trusted short-term rental turnover professionals who understand our standards and procedures, helping ensure every property is properly prepared for each guest arrival.

Yes. We understand that your needs may evolve over time. If you'd like to add services, remove services, or switch to a different management package, simply let us know. We'll update your agreement with a written amendment to reflect the changes.

You remain hands-on with your property by coordinating cleanings, managing maintenance, and handling on-site responsibilities to deliver a five-star guest experience.

We provide consultations to those that are interested in management, but it does not obligate you to use our services. We hope to educate & empower with our expert advice, but should you decide to go a different direction with your property after we meet, we completely understand.

Once you fill out this form, we’ll follow up with a 15-20 min phone call. At that point, you can decide if continuing forward with a full consultation is right for you. Our consultations are 10+ pages customized to your property. We want our them to be well-researched, comprehensive, and the best bang for your buck. PLUS, if you use Keys 2 Vault Properties for management, your consultation fee will be deducted from your onboarding costs!

Thanks to today’s technology, no! We’ve provided consultations for clients all over the continental United States. We’ll need your help gathering pictures and videos of your property, but much of the process is the same whether you’re local or remote.

Unfortunately, no. Our design services are reserved only for properties coming into the Keys 2 Vault Collective for at least one year. Much of our design and set up is centered around our proven processes that transition naturally into hosting.

We currently provide short-term rental management in Alabama and California. If you’re outside those markets, we may still be able to help through consulting or evaluate whether your property is a fit for our services.

Most onboarding projects move pretty quickly, but the timeline depends on how ready your property is. After your consultation and property review, we’ll map out the steps, set up your listing tools, and launch as soon as everything is in place. We’ll give you a realistic timeline up front so you know what to expect.

Yes. We help optimize your listing copy, titles, descriptions, amenities, and overall presentation. We can also guide you on photo selection so your listing looks polished and attracts the right guests.

If damage happens, we document it and handle the next steps based on the booking platform and claim process. We also recommend carrying proper short-term rental insurance so your property is protected beyond the booking site’s coverage.
